4 & 6 Victoria Street
This pair of adjoining grade 2 listed properties had suffered severe bomb damage during Second World War. All that remained were the front ornate brick facades of the first three floors. Following the war – whilst materials were still in short supply – minimal repairs had been carried out to enable the shops to trade on the ground floor. This included an asbestos pitched roof over both properties within the space previously utilised by the third floor.
Hardy Associates were employed to find an appropriate scheme for the building, maximising its full potential and enhancing its street elevation to its former glory prior to the bomb damage. Much research was carried out in the local records office and the like to find categoric confirmation of its external form prior to World War 2. The completed project now returns the original street scene to a very similar line of that prior to the bomb damage.
A proposal was compiled to form twelve flats of varying size with a full restaurant on the ground floor and basement. After compiling drawings and gaining local authority consents, Hardy Associates project managed the reconstruction of the properties and certified the dwellings on their completion. The clients’ bank also asked us to certify each stage payment, which enabled the clients’ contractor to progress the works smoothly within a site of no external space - which created its own difficulties. |
