CONVERSION - SOMERSET
Project: Conversion
Approximate Total Build Cost: £1,600,000
Total Approximate Area: 284 m (3,000 ft)
Client: Private Client

This is typical of what can come from taking on a small self-build project and a bit more. Our first project with these clients was in 1992. Having enjoyed carrying out the project and having made some money they moved on to the next one and then the next and so on, until they gave up their respective jobs and started to work fulltime renovating properties and building new houses.

The result to date is made up in this project. Their objective is to live in the end oast house, and have sufficient money left from the sale of the other units to take some time off, enjoy life and not worry for a little while. However it must be appreciated that not all self-builders will achieve this even if they wanted to. These particular clients dedicated their lives to making money and became very shrewd.

The oast house had been left to fall into dereliction for many years, after it fell into dis-use. Despite this, our client did not gain it cheaply, because it was considered to have potential.

The building was very suitable for conversion and made an excellent opportunity for each unit to incorporate a work studio/hobby room, making the finished units very suitable for owners who could work from home whether with crafts or academically.

To ensure the highest possible sale value of the units, it was agreed to specify the highest quality materials throughout the project. These include Anderson windows, Beam vacuum systems and IPPEC underfloor heating. Wherever possible, the most was made of any features within the original building, enabling the finished units to have character and style.

The high specification was extended to include the landscaping of the site. And all of which results in a beautifully completed building.
