NEW BUILD - OXFORDSHIRE
Project: New Build
Approximate Total Build Cost: £110,000
Total Approximate Area: 204 m (2,200 ft)
Client: Private Client

Our clients on this project needed to move, to enable their son to achieve his ambition. They had always wanted to build their own house and this seemed to be the ideal opportunity. They found a building plot with outline approval, which was due to the break up of a farmyard. One new house was to be built and the conversion of a barn would create a second. The original ‘’listed’’ farmhouse also required renovation, for which Hardy Associates have been commissioned to assist.

Our clients had previously considered our competitors but wished to have a unique home, unlike any other. It also had to have a high thermal value of 0.2 and utilize old materials within the design, consequently we are given to understand that there first gas bill for the winter quarter was under £40.

To ensure the project came within budget, the clients chose to carry o0ut their own plumbing, underfloor heating, electric’s and finishing i.e.: boxing in of pipes etc. They also procured their kitchen and sanitary ware. Our brief was to ensure that there new home felt like a period traditional house but with benefit of modern technological gadgetry. Aside from the clients satisfaction of the end result, the greatest compliment we can have is to find out that visitors to their house believe it to be a conversion or a refurbishment of an original building, as has occurred on several occasions.

The progress of this building project has been televised by BBC2 which was transmitted in May 1999, as part of a series. The build budget was £110,000.00 with an unknown contingency sum, which was not required, allowing our client to spend more money than expected on decoration and fittings.
